How a discreet property sale works

22 October 2026 · 4 min read · Beherzig Realty

A sale without a public listing follows a clear process. This is how we work at Beherzig Realty, from the first conversation to the notary appointment.

The process in six steps

  1. Confidential first conversation: We understand your situation and define your goals together.
  2. Discreet valuation: A professional estimate in one appointment, leaving no public traces.
  3. Targeted approach: We approach selected, pre-qualified prospective buyers.
  4. Targeted presentation: A personal dossier instead of an online listing.
  5. Negotiation away from the public eye: Direct negotiation, no portal comparison.
  6. Notary appointment: The sale closes without a public listing ever having existed.

What you can realistically expect

A higher price is not guaranteed; what matters are the property, the location, demand and the negotiation. The time to sell depends on the property and the circle of buyers. A discreet process can be shorter, but also longer than public marketing. Instead of open viewings there are a few, specifically pre-qualified appointments.

Which properties it suits

Beherzig also offers hybrid approaches: first try off-market (four to six weeks) and, if needed, switch to public marketing, always in agreement with you.

Confidentiality

According to our terms and conditions (section 5), both parties commit to confidentiality. It covers personal data, financial circumstances, property details and negotiation content, and continues after the contract ends unless statutory disclosure obligations apply.

Selling discreetly?

The first step is a confidential conversation. Non-binding and discreet.
